The Home Behind the Award
At 3,753 square feet with 3 bedrooms and 2.5 baths, this Fredericksburg home was designed to solve a challenge many homeowners face: how do you create a floor plan that feels open and connected, without sacrificing the privacy that makes a home livable day to day?
The answer was a thoughtfully zoned layout. The kitchen, dining, and living spaces flow into one another for easy everyday living and entertaining, while the primary suite is tucked away as its own private wing, complete with a spacious bedroom, a generous walk-in closet, and a dedicated spa-style bath. Secondary bedrooms, a mud room, and dedicated storage areas round out the plan, giving the family functional space that holds up over the long term.
Beyond the kitchen and gathering areas, the home includes a study, a safe room, and an outdoor living space anchored by a pool, the kind of detail-rich program that turns a house into a home built specifically around how a family actually lives.
Execution Informed by Design
Rather than designing a beautiful floor plan and hoping the budget would follow, our team built the layout and a detailed, line-item budget side by side from day one. Every structural decision, finish selection, and allowance was mapped to real construction costs before the first shovel hit the ground.
That integrated approach paid off during construction. Because expectations were clear from the start, the build moved with fewer delays and faster decision-making at every stage, proof that a home can be both beautiful and buildable when design and budget are treated as one conversation instead of two.
