For most clients, the space between breaking ground and moving in is the least understood part of building a custom home. You’ve seen the design boards and the floor plans, but what actually happens on site, week to week? Here’s a look at the milestones that carry a home from a cleared lot to a finished space, and what’s really happening at each one.
Foundation and Framing
Foundation and framing come first, and they move faster than most people expect. Once the pad is poured and cured, framing crews can raise a home’s full structure in a matter of weeks. This is the stage where the floor plan stops being a drawing and starts being a space you can walk through, it’s often the moment clients feel the scale of their home for the first time.
Dry-In
Next comes the “dry-in” phase: roofing, windows, and exterior doors go in, closing the structure off from the weather. This unglamorous milestone matters more than it looks. It’s what allows interior work like drywall, cabinetry, and flooring to begin without risk of water damage. Behind the walls, this is also when plumbing, electrical, and HVAC rough-ins happen, all before a single finish material is installed.
Finish-Out
Once the home is dried in and rough mechanicals are inspected, the finish-out stage begins: drywall, interior trim, cabinetry, tile, flooring, and paint. This is typically the longest visible stage, because it’s where craftsmanship shows. It’s also where the material choices from your design selections; the stone, wood, and metal palette, start to come together as a finished room rather than a sample board.
Walkthrough
The final stage is punch-out and walkthrough: a detailed pass to catch and correct anything that doesn’t meet the standard, followed by a final walkthrough with your builder before keys are handed over. It’s the least visible stage from the outside, but it’s often what separates a home that feels finished from one that merely looks finished in photos.
